Utah is in a seller's market right now. That means the sellers get to decide the price.
As Ryan Poelman and Sean Walker of Edge Real Estate explain, there are still ways to find a great deal with some built in equity.
First, focus on the price per square foot. If it's low compared to other homes in the area, that could indicate potential extra value.
Second, watch out for homes that have had a significant price drop. A price drop doesn't necessarily mean there's something wrong with the home, it probably means the seller is really motivated.
If the seller has already moved or has a new home under contract, they'll be motivated to get rid of their old home, even if that means giving it up at a discount.
